1. Each unit owner has one (1) assigned space (See Declaration of Condominium), Article V, section B, Page 6. If a unit owner family member has a vehicle, then he/she may park in a guest parking space.
  2. No unit owner may park more than two vehicles on Association property.
  3. All vehicles must be registered with the Association and the owner must obtain an authorized parking decal from the Association to be displayed on the front windshield.
  4. Any vehicle parked on the property, without authorization will be towed at owner’s expense.
  5. Guest(s) of unit owner, whose vehicle will be parked on our premises for more than (2) days, must obtain a temporary hang tag from the Association.
  6. No Mechanical work, except for emergency repairs, such as changing a tire or replacing a battery, is allowed in the parking lot.
  7. Vehicles leaking fluids or emitting fumes will not be allowed in the parking lot.
  8. Person(s) speeding, or driving recklessly, shall be fined per violation. When entering/leaving premises music must be turned down.
  9. For safety and liability reasons, children are not permitted to play in the parking lot, or on catwalks or staircases.
  10. Bicycles:
      Two(2) bicycles maximum or one(1) tricycle per unit owner. All bicycles or tricycles must have an authorized parking decal. All bicycles or tricycles must be in usable condition. No motorcycles, moped to be parked in bicycle rack area.
  11. No bicycles, roller-skating, skate boarding or scooters of any kind shall be allowed on the common areas.
    PETS • DOGS and CATS are strictly PROHIBITED. Violators are subject to a daily fine of up to $1,000.00. After it reaches $1,000.00, the case will be turned over to our lawyers for further penalties or expulsion.
  • All noises from musical instruments, radios, TV, stereos, etc, should be kept to a minimum between the hours of 11:00PM and 8:00AM. This is a State of Florida Law and a Condominium Rule.
  • Please be considerate sound carries through floors and walls, especially high heels, dragging of chairs or furniture, bass function on stereos, radios, TV’s, and other activities such as playing music so loud that it bothers your neighbors, yelling and loud conversations in hallways and common areas. This is a most sensitive issue in any Condominium Association; the Board begs of you to help us maintain a good quality of life for all unit owners. If issues arise let’s try to work things out before it becomes a major issue. A little consideration and respect goes a long way.
  1. Maintenance is due on the 1st day of the month, past due on the 11th day of the
  2. month. All checks received on or after the 11th are considered LATE. Penalties are as follow:
  3. Late 1st time – FREE – per year
  4. Late 2nd time and thereafter - $25.00 per month plus interests.
  5. Payment received will apply to oldest balance.
  6. Returned checks will be charged bank charges and late fees.
  7. Units past due 60 days and older will be automatically be turned over to lawyers for collection Unit owner is responsible for lawyer fees.
  8. Boat owners must supply current Insurance and Registration. Penalty $25.00 per month and loose dock privileges for non- compliance.

  2. No food or drinks allowed in pool area, this is a Florida State Law.
  3. BBQ area for the use ONLY of unit owners and their guests.
  4. Total number of persons in the BBQ area is 8
  5. Unit owners must provide their own charcoal.
  6. We recommend using self-starting charcoal.
  7. Unit owners must clean up after themselves.
  8. BBQ grill must be left clean. Ashes and coal amber must be put in metal can, make
  9. sure to close can with the lid; this will extinguish any live coals.
  10. All garbage (food, cans, papers, etc.) must be properly disposed of.
  11. Chairs and table to be left clean and in their original position.
  12. Failure to follow R & R will result in a $50.00 fine
  13. per occurrence.
  1. Pool is open daily from 9:00 AM to SUNSET OR 8:00 PM
  2. Persons using the pool do so at their own risk.
  3. Diapered children must wear a commercial protective swimming garment in the pool.
  4. Children under twelve must be supervised by an adult at all times.
  5. To ensure that all owners have fair access to the pool area, a resident may entertain no more than four (4) visitors
  6. or guests per unit in the pool area.
  7. Per Florida Administrative Code Chapter 64E-9
  8. a. Food and alcoholic beverages, as well as glassware or other breakables, are not permitted in the pool area
  9. b. No diving is permitted.
  10. For safety reasons, no running or rowdy behavior is permitted in the pool area.
  11. Failure to comply will result in two (2) written notice. Third (3rd) notice will have $250.00 fine.



Condominium properties maintain lists of rules, covenants and bylaws, as well as operating policies and procedures. All residents are expected to adhere to them faithfully to help ensure the overall healthy operation of the community.All residents are expected to be aware of the rules and adhere to them. A list of rules governing the Condominium at Bayview appears as part of this article. Please ensure each member of your household is aware of them. This list of rules however is NOT comprehensive. While the most important rules are outlined, details regarding rules and covenants appear in the Association's bylaws, policy resolutions and in the public offering statement/resale packets for the Condominium. While adherence to the rules contained here-in should ensure you are within the bounds of what is acceptable, all residents are expected to be aware of the more detailed items referenced above.
